Vacation Property Management

Our owners expect the very best from the Rent Branson team. Teamwork, Tenacity and Technology all come together to bring you the tools you need. As a member of the Rent Branson family you have access to an owner liaison who will collaborate with you to understand your expectations when marketing and maintaining your home.


Owner Relations:

Our team inspects your property on the day of departure. The goal of our inspection team is to identify any damage and to ensure that your property is well maintained and in good working order. Our team can collaborate with you on all work orders, Damage Waiver claims, and will keep you apprised of vendors selected when a project requires attention outside our team. The Rent Branson team is ready willing and able to work with you and make recommendations on how to maintain top renting condition. Rent Branson is also happy to work with you on improvements that can increase revenue and improve the value of your asset.

Housekeeping and Maintenance:

You never have a second chance to make a first impression. At Rent Branson our team conducts a pre-checkin visit to your home to make sure everything is picture perfect. If you have a guest celebrating a special occasion, we can coordinate a welcome basket, flowers, gift certificates or a personalized hand-written note. Our maintenance team has attended spa school. The team walks each property between guests to make sure the hot tub is cleaned and sparkling. The maintenance team checks air filters, lights in and outside the home and will blow the front and back porch.
At Rent Branson our goal is to keep you in the loop. We are happy to speak with you and we welcome the opportunity to guide you through our Owner Portal where you may also access what is happening with your property.

Ongoing, Year-Round Commitment

This is going to be a 24/7 job, 365 days a year. Even if your vacation home isn’t rented out, you’ll need to keep it maintained, everything up-to-date and ready for the next scheduled visitor. There’ll be calls with questions on availability, costs, amenities, and more. Can they bring their pets? How many people can it sleep? Is it a smoke-free rental? Does it have a coffee maker and microwave? Does it have a deck? What about a mountain view? You’ll be the one they’ll call when the water heater goes out, if the cable doesn’t work, or a raccoon comes to visit – inside. It’s exhausting just thinking about it. What you need is a management company to do all that for you. Luckily, here at The Lodges at Chateau Cove Property Management, we thrive on all the work that goes into managing vacation homes! We have full time maintenance teams, housekeeping, reservations teams, marketing teams and more. We’ve been doing this a while, so we’ve got all the bases covered.

We’ve hosted over 10,000 guests and they keep coming! Over the years we’ve answered just about any question you can think of from prospective guests, and solved all the issues our guests have had in a timely fashion. We rent our second homes too, so we know exactly what it takes.

Marketing

Our marketing team is always updating our social media pages – the better to get new guests and to keep current guests coming back. Because this is the way visitors will find your home and the way they’ll make their reservations. It’s all online now, and our social media savvy staff is right on top of it. Hundreds of new guests visit our website every day, and more follow us on our other social media pages. And we regularly send out emails to our past guests to remind them to come back (that’s over 10,000 emails a month!). We’ll list your home highlighting all it’s wonderful amenities, take some great photos (and maybe a video) and put that all on our website. We’ll make sure we’ve got all the things we know guests are looking for listed, including the number of bedrooms, pet-friendly or not, smoking or not, and of course the rental price. We’ll list those little things too – Wi-Fi, Keurig, dishwasher, W/D, fireplace – and the not so little things like that hot tub and deck with a magnificent view. We’ll be there to answer any questions they may have, plus we’ll send out an automated quote to potential guests. You don’t have to do a thing!

Scheduling

We list your home on all the important websites (HomeAway, Airbnb, etc.), and more importantly, we’ll be maintaining your calendar across all those websites. Reservations, confirmations, and payment will be taken care of by our experienced staff.

Matching Guests to Your Home

Most new owners voice a concern about strangers coming into their vacation homes and want to know what we do to minimize risks. As vacation home owners ourselves, we completely understand your concerns. We carefully screen prospective guests to make sure your home stays safe. And we can help match each guest to the home that best suits their vacation needs, while sticking to any restrictions or guidelines you want (no pets, no smoking etc.) We make sure that everyone knows what’s what, so both you and the guests staying in your home will have a great experience.

We’ll do a walk-through of your property and make notes of all its wonderful features and amenities. Those will be highlighted on your listing on our website and other media pages. We’ll keep up with the newest trends to keep those guests coming, and let you know if there are things to update.

Rates & Commissions

We are experts in assessing an appropriate rental rate for your property. Our rates vary depending on the season, day of the week, availability and more. After our account manager has viewed your home, you will receive a report providing an assessment of what your potential annual income may be. We generally provide an estimated range based on our 10+ years of experience in the industry.
